|NOTE: For information specific to this particular bid, please contact the PFD’s Bid Counter, @ 617-635-4809, or firstname.lastname@example.org The City of Boston, acting through the Property and Construction Management Department, (the City), as Development Agent for the Dudley Square Realty Corporation (DSRC), a Massachusetts non-profit corporation, is requesting proposals from qualified property management firms to provide property management services in connection with the Dudley Square Municipal Office Facility Project (the Project) in the Roxbury District of the City of Boston.The specific property is more particularly described in the Request for Proposals (RFP) and is the Dudley Square Municipal Office Facility (the Facility), now under construction, with estimated completion by the year-end of 2014.The Facility is located at 2300 Washington Street, Roxbury, and consists of about 215,000, gross square feet, including 160,000 square feet of office space, 18,000 square feet of street-level retail space, a basement level of 25,000 square feet with 12 parking spaces and the remainder of the square footage is penthouse mechanical and lobby space.The list of services is more particularly described in the RFP, but essentially includes management of the completed facility.The RFP package will be available on or about Monday, August 4, 2014, at the Bid Counter, 26 Court Street, 10th Floor, Boston, MA 02108 to all interested parties. The City arranged two times for interested property management firms to visit the Site, tour the facility under construction and ask questions.Proposer Conference #1 is Monday, August 11, 2014, at 2:00 PM. Proposer Conference #2 is Thursday, August 21, 2014, at 2:00 PM. The City strongly advises all Respondents to the RFP to visit the Site at one or both of the aforementioned times.Completed proposals must be submitted directly to the Bid Counter, at 26 Court Street, 10th Floor, Boston, MA 02108 in accordance with the instructions in the RFP application package no later than 2:00 PM on Wednesday September 3, 2014. LATE PROPOSALS WILL NOT BE ACCEPTED.Proposals must be submitted as specified in the RFP in two separate and sealed envelopes, clearly marked “Property Management Services RFP – Part 1: Technical” and “Property Management Services RFP – Part 2: Price.” If the submissions are not separated and clearly marked, the entire proposal will be rejected.“Technical” proposals will be opened first and reviewed for compliance with the minimum quality requirements set forth in Section VIII of this RFP. Technical proposals not meeting all of the minimum quality requirements are subject to rejection.Technical proposals meeting the minimum quality requirements will be evaluated against the stated comparative criteria and ranked as “Highly Advantageous” (HA), “Advantageous” (A), “Not Advantageous” (NA), or “Unacceptable” (U). Only after the Technical evaluation is complete will the “Price” proposals be opened and evaluated.The contract term will begin in the fall of 2014, and continue to the fall of 2017, (three year contract). The City reserves the right to reject any or all proposals, or parts thereof, if it is in the public interest to do so.
